Construction Manager as Agent for the fast track $2,250,000 Million fit out of two floors for the school’s new Registrar’s office and architectural studio at its New York City campus. Catalyst’s services commenced with Pre- Construction, assisting the client through programming, design and early procurement through construction, completion and successfully organized work through construction completion and procurement of the Certificate of Occupancy. During the Pre-Construction and Design Phases, Catalyst provided critical cost and schedule input to the project team. This took place while both design progressed and NYIT’s administration negotiated lease terms with landlord.
Under strict time constraints for occupying the space, Catalyst carefully orchestrated limited early procurement of elevator and HVAC trade items before the lease was finalized. Catalyst assisted the design team in identifying field conditions that would present design obstacles, and by proposing cost effective solutions for details and materials. In the role of CM, Catalyst developed scope packages for bidding, administered bids, assisted in the selection of contractors and in the preparation and award of contracts. During the Construction Phase, Catalyst managed multiple contractors and coordinated work schedules. Catalyst prepared monthly reports for the Owners which included schedule, budget, and cost data.
