Pre-Construction Owner’s Representative services for The Proscenium, a six-acre, two million gross square foot mixed-use development, in conjunction with a 130,000 sf beachfront hotel development, the Lido Beach Hotel. This assignment included conceptual budgeting, entitlement scheduling and close coordination of the many consultants involved in the programming, design and approval processes for the development.
The components of The Proscenium included: 1) a five-star 250 room hotel with branded, luxury residential condominiums atop the hotel; 2) an 800 seat Broadway-quality performance theatre; 3) a 270,000 sf office tower/residential condominium structure; 4) a low-rise residential condominium complex enclosing an adjacent, above grade parking structure. Retail venues line the interior of the complex, with water features and pedestrian plazas and promenades. Underground parking, including space-saving and energy efficient automated parking accommodates all residents, visitors and employees.
The Lido Beach Hotel, a supporting amenity to the residential community at The Proscenium, is a 60-room luxury beachfront hotel with spa and gym facilities, rooftop pool, dining facilities and underground parking for residents and visitors.
