Programming, Feasibility Studies, Project Management and Construction Management
Project Management; assisted in the asset repositioning program for the $40 Million renovation of the famed New Yorker Hotel in the renovation of 21 guest floors with 900 rooms, 3 floors of conference and ball-rooms and 3 floor of dormitory space. During the planning phase provided constructability analysis and cost estimating for various options being discussed, working closely with the Owner, Design Team and Hotel Management Company. The Construction Management role grew out of the 24 month planning phase where numerous repositioning and development alternatives were presented and analyzed relative to immediate and long-term needs of the Owner.

As CM, Catalyst managed the Pre-Construction process, developed work scopes, prepared bid packages, reviewed, made recommendations and assisted the Owner in the preparation and award of contracts. The scope of work comprised of an extensive exterior faÁade renovation program, selective abatement of environmental hazards, extensive upgrade of mechanical and life safety systems, the renovation and modernization of common areas, program areas, dormitory rooms and hotel rooms. To accomplish the work successfully, the project scope was aggressively analyzed and trade contractors were carefully selected to insure that high quality work was performed within budget and schedule. As CM Catalyst provided full construction management services providing daily supervision and oversight of multiple trades, prepared cost reports and schedules and reviewed and tracked all payments. This entire project was executed while keeping the hotel operating and guest and dormitory floors occupied.
